How To Fully Utilize Our Tools And Services

Shows Great Photography offers real estate photography and digital marketing for real estate in Southwest and Central Virginia.  Our 5 Star Marketing Plan combines professional photography, professional editing, and web marketing that sets your listings apart from the rest, and it is included FREE of charge with each of our Real Estate Photo Packages (Mini Shoots Excluded).  As an affiliate member of the RVAR, we can upload your photos and virtual tours directly to the MLS for you once your listing goes live or is in Coming Soon, and invoice has been paid. Below is a list of frequently asked questions, a series of videos, and printable brochures that we hope you will find helpful.  

TIPS AND THINGS TO KNOW

1. PLACING YOUR PROJECT ORDER.
The best way to place your project order is to go to our website and click on BOOK A PROJECT.  You will be given prompts for the different tools and services that we offer.  If you cannot find a date and time that suits your seller's needs please take the first available appointment and then give us a call or text and we will do our best to move it to the date and time that accommodates your schedule.

2. FLOOR PLANS.
All Photo Projects for homes for sale include a FREE Basic Floor Plan. The Free Basic Floor Plan is just a layout of the home and does not include dimensions, square footage, kitchen and bathroom fixtures. The Premium Floor Plans include dimensions, square footage, kitchen and bathroom fixtures, Home Report, photo hot Spots, and a printable floor plan. If there are areas in the home that are locked, not accessible due to pets, etc, we may not be able to provide a floor plan.

3. PREPARING YOUR SELLER FOR THE PHOTO SHOOT.
Please send your seller the link to our Seller's Guide that can be found on the Home Page of our website. This will provide tips for the seller in what to do to prepare their home for the photo shoot. The photo shoot is not the time to be moving things from room to room.  The home should be photo ready when we arrive.  All pets should be contained and not running loose as they tend to like to photo bomb the photos. Cars should be removed from the drive way if at all possible.  It is always best if you can do a walk through of the property prior to our arrival to make sure the home is photo ready. Prepared homes make the best photos.

4. TENANT OCCUPIED HOMES.
We request that either the REALTOR or Seller be present at the time of the photo shoot if the property is tenant occupied.

5. 3 D PRODUCTS AND VIDEO SHOOTS.
When you order 3 D Tours such as ZILLOW or MATTERPORT, or Video Shoots, we request that everyone, including pets, and REALTORS, be out of the home so you do not show up in the video. You will find a flyer that you can send to your seller to help them prepare for the Video or 3 D Tour Shoot.

6. CANCELLATION POLICY.
We request a 24 hour cancellation notice if you need to cancel otherwise a $75 cancellation fee may be applied.

7. TURN-AROUND TIMES
Photos taken Monday - Friday will be ready the following day. Photos taken on Saturday will not be ready until Monday. Videos take additional processing time.

8. PAYMENT POLICY.
Payment is due the day of the photo shoot.  No photos can be uploaded before payment is received. No Exceptions. 

9. COMPLETION EMAIL.
 Your completion email will contain links to preview your photos and property website.  There is also a link that you can send to your sellers to preview the property website and photos before it is activated and live online. You will need to add the listing details to your property website before your listing goes live.  Do not publish or activate your property website until the listing is either active or in coming soon. You can also set an auto activate date for your property website to go live from your dashboard. Always make sure your property website has been activated before you add the links to the mls or viewers will only see a dead link.  

10. PRICE CHANGES.
Whenever there is a price change, be sure to change the price on your dashboard and click save at the bottom so it saves.  You can then print social media tools and reels to help promote your price improvement on your social media accounts.  If you would like for us to include the price change on our Daily Market Update, please send us a text or email to let us know.  We do not automatically include price changes on the Market Updates.

11. REALTOR LUNCHEONS.
Please let us know as soon as possible and we will include the information about your REALTOR LUNCHEON on our Market Updates.  We require a minimum of 48 hours prior to your REALTOR Luncheon in order to get it added to our Market Update.

12. OPEN HOUSES. 
We will add your open houses to our Open House Updates that go out on Saturday and Sunday.  Please make sure you add the Open House Date and Time to the MLS and your Property Dashboard.  Once you add it to your Property Dashboard it will appear on some of the Social Media tiles for downloading and posting on your social media.  It will also appear on your unbranded and branded Property Websites (virtual tours) on the MLS.  You will need to add your Open House to the MLS no later than 5:00 on Friday in order to have it added to our Open House Marketing. Agents with Open Houses outside the RVAR will need to notify us of your upcoming Open Houses.

13. PROPERTY STATUS CHANGES.
Please make sure to change your active property websites from active to Pending, when they go under Contract, and to Sold when they close. By changing the status to Pending the weekly email updates that are sent from the system will stop.  If your listings comes off the market for any reason, please make sure you turn it off on the Dashboard.  That will take it off line.
